Allendale Charter Township Assessing Department

The Allendale Charter Township Assessing Department is dedicated to the establishment of fair, accurate and equitable property assessments for township residents and businesses.  We are committed to providing accurate property information to the various township departments, property owners, realtors, and private appraisers.  Additionally, this department is responsible for identifying the taxable status of each property within the township.  Each year, we prepare and submit reports to the State and County in accordance with Michigan's General Property Tax Law.

Principal Residence Exemption

If you own and occupy a property that is considered your principal residence, you can file an affidavit that allows you to claim an exemption from some school operating taxes. You must own and occupy the property as of June 1 of the year to qualify, and must be filed with the Township Assessor.

Assessed Value Determinations

The yearly determination of a property’s assessed value is done by the local township assessing department. The Assessor is required by state statute to assess all real and personal property in the township at fifty (50) percent of market value as of December 31″ of each year. Market Value is defined as the most likely price that a property would sell for in an arm’s length transaction with no undue influence suffered by either the buyer or seller. An individual selling price does not establish the assessed value of any property, rather an analysis of all sales is done to establish uniform values for all properties in Allendale Charter Township. Various factors are taken into consideration when establishing the assessment, including, but not limited to location, size and utilization, age, style, surrounding properties, and land and improvement values.

Taxable Value

With the advent of Proposal A (P.A. 415 of 1994), the value upon which property owners pay tax on is called the Taxable Value. This value is used to calculate one’s property taxes, and has been set at the 1994 assessed value and multiplied by the rate of inflation for every year that it has been owned by the same entity. As long as the property has not transferred ownership and not been added to, the annual increase in taxes is limited (or capped) by the rate of inflation. The previous year’s inflation rate was 1.7%.

There are a few things that residents can do to protect themselves and their neighborhoods from crime.
1. Please be vigilant in locking all vehicles that are left outside.  Very rarely do we see any type of forced entry during these thefts.
2. Do not leave valuables in a vehicle overnight.  Simply taking wallets, purses, electronic devices, etc. out of the car will keep a thief from trying to get into your car.
3. If you see something or somebody suspicious, please call 9-1-1 to report that activity immediately.
4. If you are a victim of theft, however minor, please call 1-800-249-0911 to report the theft.  Also, please try not to disturb any physical evidence that may have been left in or around the car

Allendale Public Utilities introduces new water and sewer rates, and connection fees

Allendale Public Utilities in cooperation with Raftelis Financial consultants conducted a Water and Wastewater Financial Plan Study.  This includes the development of financial plans for the water and wastewater enterprise to ensure financial sufficiency, meet operational and maintenance costs, ensure sufficient funding for capital replacement and refurbishment, and improve the financial health of the enterprise fund.  The intent is to help cover the cost increases that impact the provision of safe, clean drinking water and the collection and treatment of wastewater. 

The 2017 rate study, report recommends the quarterly fixed charges for water increase to $10.00 per quarter for a 3/4” or 5/8” meter, and the quarterly fixed charges for sewer increase to $14.00 per quarter for a 3/4” or 5/8” meter.   The volumetric and quarterly fixed charges set for 2018 will be increased by 2 percent each year after.

Along with adjusting the water and sewer rates, Allendale Public Utilities has decided to move away from the front footage fee and trunkage fee for new connections.  This will be replaced with a new connection fee.  The new fee will be based on the Residential Equivalent Unit with water at $2,256/REU and sewer at $4,147/REU.

This study can be reviewed here and is also filed with the Township Clerk’s Office.  It is available for public review and comment.
